Subtext Living acquired four commercial properties and 7 residential parcels to complete their assemblage for a development project called Local Tampa. The mixed-use property will consist of 235 condo units and retail space.
Michael Bruni, Broker and Owner of ProTech Commercial Realty, represented the owners of the four commercial properties acquired and one residential parcel owned by a family member of some of the commercial property owners, resulting in total sales of $9,520,000.
There were a lot of moving parts to get these deals over the finish line, so the development could move forward. From a broker perspective, some days it seemed like the deals had a high probability of closing, while other days it felt like the project was going to fall through. Open communication was critical for all parties involved, and everyone had to work together as a team to get these deals to the closing table.
ProTech CR was fortunate to work with very professional parties to the transaction, and represent some great clients that showed considerable flexibility, understanding and patience throughout the process.
